Asbestos Management Surveys
Under the Control of Asbestos Regulations 2012, there is a legal duty to manage the risk from asbestos. Compulsory Asbestos Surveys apply to all non-domestic premises and communal areas of domestic premises. Therefore, in order to comply with this legal requirement, you require Asbestos Surveys by a ‘competent’ person. Michael J Redmond BSc (Hons) MRICS undertakes Asbestos Surveys and takes samples of suspect materials. He then produces comprehensive reports assessing the risks and advising on the management of the risk.
The type of survey undertaken depends on the purpose for which the register is intended to be used; this will have been discussed at an initial planning meeting.
The Health and Safety Executives Guidance Note HSG 264 defines Management Surveys as follows:
Management Surveys
The purpose of this survey is to locate, as far as reasonably practicable, the presence and extent of any suspect ACMs (Asbestos Containing Materials) in the building. We then assess their condition. We collect and analyse samples from each type of suspected ACM, so we can then confirm or refute the surveyor’s judgement. If the material sampled is confirmed to contain asbestos, then other similar homogeneous objects in the building can also strongly be presumed to contain it. Fewer homogeneous materials require a greater number of samples. The number of samples we take should be sufficient for us to make a decision as to whether asbestos is, or is not, present. This Survey will not require inspection by destructive means. Due to the nature of occupation of some buildings, e.g. schools or hospitals, some surveys will be non-intrusive. Subsequently, all areas where access was not gained will be clearly defined.
